Preliminary Roost Assessment

One of our bat licenced ecologists visits the Site to undertake an internal and external survey of the building(s) within the Site. The survey will confirm either:

  • The buildings and structures are unsuitable for roosting bats

or

  • The building(s) within the Site have a low, moderate, or high suitability to support bat roosts, in line with the Bat Survey Guidelines.

The survey is written up in a Preliminary Ecological Appraisal report for bats, which will outline the requirement for mitigation and any further survey work.

Our team will discuss the Proposed Development in detail with the project team to fully understand the effects of the Proposed Development on the building(s) and to determine if simple mitigation measures can avoid the need for further survey work. In the event that further surveys are required, then these would be Emergence / Re-entry Surveys.

The aim of the survey is to determine the presence, or likelihood of presence, of bat roosts within the structures within the site.


An ecologist visits the Site and undertakes and external and internal inspection. We use our knowledge and experience to look for features suitable for bats as well as the presence of bats and their field signs. Features include lifted tiles, loft spaces, openings and more.


A data search for bat records is requested from the Local Environmental Records Centre. In addition, an online data search is completed by one of our experienced ecologists. The data gathered includes: protected sites for bats and local policy requirements.


An experienced ecologist produces a Preliminary Ecological Appraisal for bats. The report methodically assesses and summarises the data search and Site survey, in line with good industry practice. The report is fully aligned with the scope of the Proposed Development.


This survey is typically used to scope the need for any further bat surveys. If non are required, it can be submitted to the Local Planning Authority to satisfy any concerns or any requests they have made. If further surveys are required, the report can be used to discuss the scope of theses surveys and their seasonal constraints.
